Reliable Cleaning Services Floor Program

The itemized details of our Floor Maintenance program are available if requested for your review. Below you will find a brief summary of a sample program, including the frequency, which we will design specifically for your needs:

1. Sweeping/Mopping – EACH SERVICE - Vinyl tile floors are swept or dust-mopped each service. They are then wet-mopped with a pH neutral solution to remove the daily dirt and soil without removing the wax.
2. Spray-Buffing/Burnishing –MONTHLY - Monthly the floors will be burnished to bring up the shine which dulls with daily wear. This service involves mopping or spraying over the floors a coat or mist of a restorative product which tends to restore the luster. This restorer is then burnished or buffed using a high-speed floor machine to bring out the shine. The high speed also solidifies the top surface of wax to prevent dirt becoming embedded. The brilliance of the shine is usually very obvious after this service.
3. Scrub/Topcoat – ANNUALLY, SIX MONTHS AFTER STRIPPING/WAXING SERVICE – Your floors are inspected and this service is performed if necessary. After several burnishing services, it may become necessary to put some wax on the floor to retain a high gloss. The frequency of this service also depends on amount of traffic and also the frequency of the burnishing. A scrubbing machine is used to scrub off the top couple of coats of wax which will remove most of the embedded dirt, heel marks, scratches, etc. Then, two coats of high solids wax are re-applied. After 48 hours, the surface receives the Spray-Buffing/Burnishing treatment and the maintenance cycle resumes.
4. Stripping/Waxing – ANNUALLY - After several months of burnishing and providing one Scrub/Topcoat service, if needed, the floor will most likely need to be completely stripped and re-waxed. This involves using a stripping chemical solution which emulsifies all of the wax on the floor. This old wax is than removed with extraction. Special attention is paid to corner areas to be sure all the wax is removed. The floor is then rinsed several times to ensure all dirt and debris is removed. The final rinse is with a neutral pH solution to ready the tile for new wax. The tile is now ready to receive two coats of floor sealer to close the pores of the tile and three coats of high solids wax. After 48 hours, the surface receives the Spray-Buffing/Burnishing treatment described above and the cycle resumes.
